INVENTORY:
Pending Inventory is rising up from a low of .5 “months of inventory” from 3/2021 to a new high of 1.3 as of this month (source: Trendgraphix report). A major call out is Inventory is up 65.5% quarter over quarter vs a year ago across all Metrolist area’s combined.
PRICING:
Were seeing more active price drops (source: Metrolist) and average price per square foot sold peaked in April at $348 / sg ft. prior to sliding 0.6 % lower this month which shouldn’t be looked at on its own as a problem but something to consider if you are looking to upgrade, buy, rent or sell a home.
